Insurance companies are pulling out of high-risk areas, like those near the Foothills, leading to more expensive premiums and limited options for property owners. As a result, expenses for rental property owners and managers are increasing. With increased risk from wildfires, Boulder residents are grappling with a shifting landscape of housing affordability and stability.

The city of Boulder is considering new rules to try to require homeowners to make existing homes more wildfire resistant to help manage the risks. The proposed measures include removing items that are highly flammable in landscaping and prohibiting flammable materials like wooden fences.
