Advanced Fair Housing Workshop is here!

Wednesday, November 16 from 8:15-noon.

Taught by attorney Mark Tschetter of Tschetter Hamrick Sulzer attorneys at law.

This class carries 3 continuing education REAL ESTATE credits too!

 

Advanced Fair Housing Workshop Description

The focus on this Advanced class is to go beyond the protected classes and examine all facets of the requirements of Fair Housing Laws. Emphasis is on the complex areas of Accommodation and Modification, Disabilities-Permanent & Temporary, Tenant Retaliation and Dealing with Complaints. We address all the nuances that these issues can impact. We also deal with Risk Analysis and how to evaluate your risks when handling these issues.


The class features extensive testing on real case scenarios that have occurred involving the accommodation and modification requirements under Fair Housing-how they were handled and how they should be handled. Attendees learn what the distinction is between accommodation and modification and who has the financial responsibility to pay for these requests. Workshop participants are challenged to know the differences between accommodation and modification and develop an understanding that even something like "landlord fees" can be challenged in specific instances as a mandated reasonable accommodation. We present the distinction in the law between a service animal and a companion animal and how to handle these requests in order not to run into a Fair Housing violation

We discuss and explore what can happen if a Fair Housing complaint is filed against you and what your liabilities could be as well as what to do if you receive a notice from the (Colorado Civil Rights Division) or HUD.

We so appreciate THS’S Mark Tschetter teaching this class for BARHA – they are Colorado’s experts.

Annual BARHA Vendor Trade Show

 

 

If you haven’t attended, you need to do so!! This is a totally terrific day! Event begins at 11:45 and ends about 3:00.

 

Vendors

We begin the day’s activities with the Vendor Floor opening at 11:45 so Owner and Vendor members circulate around and visit at the Vendors’ booths. Usually the Vendors have special products they are featuring or perhaps discounts they are offering. This is also a great time to ask questions in areas where you need help or information. In addition, we have many new Vendors participating in this year’s show – always fun to see new faces and new products as well. It is always so much better to do business with someone you’ve actually met than just a name from the Directory. Our Vendors are very generous with wonderful door prizes for attendees as well.

Lunch

Following the Vendor Floor action, we’ll serve a nice buffet lunch – following lunch we’ll have a short business meeting and give away the incredible door prizes donated generously by our participating Vendor Members. You have to be present to win and you have to have visited the Vendor booths in order to be entered for the door prize drawings.

The vendors do all of this just to have a few minutes to talk with you about your business, so please do visit all the booths and listen to learn about the goods or services they have available. These Vendors are a valuable part of BARHA and we so appreciate their participation in this annual event. YOU COULD WIN ANY OF AT LEAST A DOZEN DODOR PRIZES. The odds of winning here are LOTS better than in the LOTTO!!

Seminar

The last phase of the day will be a free one hour seminar. Boulder Ends EZEO as it was —meet the new Code Enforcement Officers and hear what the Police Department has in mind for Code Enforcement from now on. We will also have an important update from Tschetter Hamrick and Sulzer, attorneys at law, about what is happening NOW in the marijuana discussion. It’s been a year since the marijuana as a medical drug law began. Hear what the experiences have been and what you can/should do about this important topic to prevent problems on your properties. You won’t want to miss this FREE seminar!!! Please do remember that you must attend the full day’s events to participate in the seminar!!

This November Trade Show will be our November meeting ---- it is the first Thursday of the month, so it is on an unusual day for our meeting. Please note the date- Nov. 3. 11:45-3:00 @The Spice of Life Event Center.

Barstool Economics.

Taxes, Debt, and Deficits.

“Barstool Economics” – Our featured program at our September 8 Kick-Off Luncheon!!


This interesting and timely presentation is titled “Barstool Economics” and is a very lively, interactive, and eye-opening class about current economic topics of the day: Taxes, Debt, & Deficits.

We’ll take an objective view of significant paradigm shifts occurring in our tax system, take a sobering look at our State and national debts and deficits, under-funded pension liabilities, and discuss the ramifications of the Debt Ceiling.

Time permitting we may also take a look back at how we got here: the sources of the 2008 Financial Meltdown. All this and more, explained in layman’s terms…hence, BARSTOOL ECONOMICS!


Our presenter is Tracey Wilson who has over 13 years of investment banking experience. He specialized in institutional sales & trading and later corporate finance: mergers & acquisitions and structured products. In Denver he was the Managing Director of Operations & Training for Charles Schwab helping the firm to grow to a dominant position as the first and largest on-line discount brokerage firm. For the past eight years Mr. Wilson has been the Senior Consultant and Managing Director of Business Development helping facilitate tax-deferred like-kind IRC Section 1031 Exchange at IPX 1031 Exchange: Investment Property Exchange Services, Inc..

He is a Certified Instructor with the State of Colorado, providing Continuing Education credit for Real Estate Division and the Colorado Society of CPA’s, He has also been an adjunct faculty member of Regis University for 12 years teaching accounting, finance, economics, and statistics.

Our meeting will Feature Nancy Burke, Vice President of Government Affairs for the Colorado Apartment Association.

Nancy will discuss the current Legislative Session’s issues that have an impact on our industry.

 

In addition, Nancy will update us on important political things happening in other cities in the Metro Area. For example, we’ll hear in-depth information about the new Rental Inspection Program instituted in Westminster.

Hear What is Happening in the Financial Markets!

 

Lou Barnes is a mortgage banker and loan officer with Premier Mortgage Group, and has been in the trade for 22 years. In the ‘80s he was a bond-market investment banker, working with regulators in the S&L meltdown.  Lou's career in Boulder included five years as president of Spruce Real Estate (’78-’83).

 

He is the author of the nationally syndicated weekly “Mortgage Credit News” newsletter found at www.pmglending.com/loubarnes/.  He’s written this newsletter since 2000.

 

Lou’s  extensive experience, knowledge and humor make him a much sought after speaker.  He’ll provide good insight and lots of useful information.

What You Don’t Know, May Hurt You.

 

Jeff Malone, owner of Rental Services, Inc. will be our speaker for February.  He will be addressing the important topic of background searches for both potential tenants and employees.

 

In today’s litigious society, this has become an important topic and a more complex one.

 

New federal privacy rules have made doing such searches more complicated.  In addition, the quality of information you gather dictates how complete or shallow the search results will be.

 

This is a topic that is of significance to every member, so mark your calendars now and plan to attend.

 

Also – Dan Estey who is now extremely knowledgeable about the Smart Regs requirements for all rental housing in Boulder, will be doing a more in-depth update on this new requirement that began Jan. 25. Coming November 4 – Our Annual Vendor Trade Show

 

This event took the place of our monthly luncheon meeting, but on a different day of the month than we usually meet.

Event will go from 11:30 - 3:00.

Thursday, November 4, 2010.

We surround the ballroom with long tables with two vendors at each table.  BARHA members then circulate around and visit the vendor’s booths.  This is informal, fun and very productive.  This is a sell-out event each year.  The format is set up so that Vendors get to talk with dozens of prospects in a short period of time.  Feedback has been excellent.  This show is inexpensive for Vendors and very successful.

 

We are excited to have many new vendor members participating and interesting and helpful information and special features from our current vendors.

 

We have drawings throughout the event for about 20 wonderful door prizes, generously donated by the participating Vendor Members.

 

A one hour free educational seminar is offered for all members from 2:00-3:00 as the final event of the day.  This year’s topic is “Bedbugs & Bat-bugs”– More Than You Ever Wanted To Know!!
